Post Storm Update:
Dear Investors,
On September 28th, Hurricane Ian made landfall in southwest Florida as a Category 4 hurricane and caused massive devastation along its path. Within 48 hours, Kennedy Investments personnel visited dozens of properties in our portfolio to inspect them for damage.
The worst of the storm landed a couple of hours to the south of us, and we’re pleased to report that all properties in Kennedy Investment’s portfolio endured the storm with little to no damage. The majority of the storm related work orders will be related to landscaping clean-up, and we do not expect any of our properties to experience financial impacts related to Hurricane Ian.
We hope that you and your loved ones made it through the storm safely. Our hearts go out to those who suffered losses related to Hurricane Ian, and we wish a speedy recovery to all who were affected. If you have any questions or concerns, please feel free to contact me directly via my contact information listed below.
Sincerely,
Chris Leandri

For Future Reference:
Dear Tenants,
A hurricane warning and storm surge advisory was issued for Tampa Bay today. Hurricane Ian is expected to be affecting our area during the middle of this week. Regardless of Ian’s exact track and intensity, there is a high risk of a heavy storm surge, hurricane-force winds, and heavy rainfall in the Tampa Bay region.
Please visit the National Oceanic and Atmospheric Administration National Hurricane Center website and tune into the local news for updates.
Kennedy Investments has implemented a Hurricane Response Plan in place for our properties for potential flooding or other impact response. We will be watching the storm closely as well as taking direction from local Emergency Operations and Municipalities. Once the storm has passed, all properties will be inspected for damage.
Kennedy Investments is closing our offices effective close of business today, Monday (9/26) to allow our employees time to prepare their homes and families for the storm. We are recommending our tenants close their offices on beginning Tuesday and remaining closed until the storm passes.
Find Your Evactuation Zone Here
If an evacuation order is issued for your zone, please plan accordingly, and adhere to any evacuation guidelines provided by authorities. Should you choose to remain in the area, please understand that you do so at your own risk, as there may be a loss of power, water, local services, and availability of resources.
Governor Ron DeSantis issued a State of Emergency order for Florida due to Hurricane Ian. The City of Tampa, Hillsborough County, and Pinellas County have all followed suit.
The City of Tampa Office of Emergency Management will provide updates via city social media accounts. Follow @CityofTampa and @AlertTampa on Twitter.
A storm hotline will be available to answer any questions regarding the storm and city services. The toll-free number is (844) 852-8889. You can also text TAMPAREADY to 888 777 to receive text updates to your mobile device. Please encourage others to sign up for emergency notifications at www.tampagov.net/
PLEASE TAKE THESE PRECAUTIONS TO PROTECT YOUR PERSONNEL AND BUSINESS:
- Designate our primary emergency point of contact in your organization (if this is not you, please provide us with the name, direct phone number and e-mail address of your designated point of contact.)
- Ensure your primary emergency contact has contact information for all your personnel and establish an emergency communications protocol for your employees.
- Consider setting up your company voicemail and activating your “out of office” e-mail responses to inform customers and callers of your company’s status.
- Initiate back-ups of your critical data and servers. Shut down, unplug and move critical computer systems off the floor and away from exterior windows and doors. Cover with plastic if necessary.
- Put your work laptops and portable equipment in a locked, safe location and bring in any items stored outside. Remove your personal valuables from the office.
- Turn off lights and set your alarm. Close all of your interior office and hallway doors. Lock your main entrance door upon exiting.
Even though your property may not be in an evacuation zone, it is possible that the property will loose power or be inaccessible. In the event of a power outage, severe flooding, or wind or tree damage, access to the property may be prevented or prohibited for several days.
MANDATORY EVACUATION ORDER
If a mandatory evacuation order is issued for our area, DO NOT RETURN TO THE PROPERTY UNTIL THE ORDER IS LIFTED.
DAMAGE AT THE PROPERTY
If the property is damaged or an unsafe condition exists, we will notify your designated emergency contact as soon as possible. Your emergency contact will be responsible for disseminating this information among your organization.
If you observe any damage to the property during the storm or upon your return, please e-mail us or call our offices as soon as possible at (813) 554-1200 and leave a message with your phone number and e-mail. One of our managers will respond as soon as possible. This line also receives text messages.
