Our Story

How It All Began ...

After almost twenty successful years in Jacksonville, FL, Founder, David Kennedy, recognized untapped potential in the Tampa Bay area. He launched Kennedy Investments in 1988 and soon began the road map to our success. His diversified experience in developing and managing commercial real estate helped grow Kennedy Investments into a recognized market leader throughout the Tampa Bay and neighboring market. His vision helped mold Kennedy Investments’ philosophy and strategy which is carried on today. Mr. Kennedy retired in 2007.

 

Today ...

Jay Kennedy joined Kennedy Investments in April of 2001 and has over 20 years of commercial real estate experience ranging from investment brokerage to retail and office development. During this tenure, Jay has completed more than $500 million in commercial real estate transactions, executed hundreds of leases and completed multiple multi-million-dollar commercial projects. Jay assumed the role of president in 2007 and remains the vision of Kennedy Investments.

After years of successfully pursuing the strategy of using the syndicated investment model (partnering with investors on a deal-by-deal basis), Kennedy launched its first private equity fund: KI Florida Fund I in January 2017. KI Florida Fund I closed subscriptions at $25 million and has invested in 14 different commercial properties and already exited nine of them.  To learn more about KI Florida Fund I, please click here.

Thanks to the successful launch of KI Florida Fund I, we followed with KI Florida Fund II on July 15, 2019. Since its closing, KI Florida Fund II has made 11 investments and has one under contract. Although subscriptions have closed for this fund, we actively seek qualified co-investors when undergoing an acquisition. Future ...

It is with great anticipation that Kennedy Investments is planning our third fund: KI Florida Fund III. Launch is scheduled for third quarter 2024 with an initial capitalization of $25 million. This fund is unique in that it will be an open-ended fund, yet our investment philosophy remains the same: rigorous due diligence, excellence in oversight and meticulous management to provide our investors the best possible return.
